class=\"elementor-widget-container\">\n\t\t\t\t\t\t\t\t\t<p>Si es propietario de una vivienda situada en una zona de mercado residencial tensionada y formaliza un alquiler (para utilizarla como vivienda), podr\u00e1 disfrutar de importantes ventajas en el IRPF, siempre que el alquiler del nuevo contrato no supere el \u00faltima renta del contrato que hubiera estado vigente en los \u00faltimos cinco a\u00f1os (debidamente actualizada):<\/p><ul><li>Puede disfrutar de la reducci\u00f3n del 50% generalmente aplicable a este tipo de arrendamientos.<\/li><\/ul><ul><li>La reducci\u00f3n ser\u00e1 del 90% en caso de que en el nuevo contrato de alquiler la renta inicial se reduzca en m\u00e1s del 5% en relaci\u00f3n con la \u00faltima renta del contrato anterior.<\/li><\/ul><ul><li>La reducci\u00f3n es del 70% si no se cumple el requisito de reducci\u00f3n de rentas, pero la vivienda se alquila a determinadas personas o entidades<i>.\u00a0<\/i>En concreto, si se alquila a administraciones o entidades sin \u00e1nimo de lucro para destinarla a alquiler social; si la vivienda est\u00e1 adscrita a un programa de vivienda p\u00fablica en virtud del cual se establece una limitaci\u00f3n a la renta del alquiler; o si la vivienda se alquila por primera vez y los inquilinos tienen entre 18 y 35 a\u00f1os.<\/li><\/ul>\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-339a4c2d elementor-widget elementor-widget-text-editor\" data-id=\"339a4c2d\"
